During my first visit to your home, I will thoroughly tour your home and property. At this time, key features are noted, as well as suggestions on how to make your home more marketable to potential purchasers. Shortly after the visit, I’ll send an organized checklist to you via email to help you prepare your home for the market.

Recommendations for repairs & Improvements

At the first visit, I am going to tour your home with the mindset of a potential purchaser. If there are minor repairs or improvements that should be made in order to sell your home at market value, I will recommend those to you in order to maximize our marketability. We highly recommend getting a pre-listing inspection. This can prevent tremendous stress once your home is under contract.By getting a pre-listing inspection, it helps to uncover any potential issues that make come up early, so it doesn't interrupt the process!

  • Your listing will be posted to the Hometown Realty site and then presented to our growing professional network of more than 400+ Hometown agents and 100+ business associates.

  • We share your listing with our ever growing client base across all TSG social media—Facebook, Instagram, YouTube, Realtor Groups, etc.

  • Your home will be seen on hundreds of real estate websites such as Zillow, Trulia, HomeFinder, Homes.com, and more! By using information from MLS, If the listing changes, the sites reflect those changes.

  • A Virtual Tour and YouTube video will be created from your professional photos and is linked across our sites and via QR code on the flyers placed at your home.

  • As interest is generated, TSG reaches out to agents of potential buyers at least once per week to schedule showings, receive feedback or provide answers to questions buyers may have.

Step Three: Clear & Open Communication Our Guarantee to you!

Weekly Reports: Every Thursday, I dedicate the majority of that day to market updates for my sellers. I’ll call you to go over what has sold in the past week in your area, to be sure we are accurate on our pricing. Additionally, I’ll email you all of the properties that are comparable to yours, so that you can see for yourself.

Step Four: Negotiating & Structuring the Sale

No Surprises

  • During our review of an offer, I will give you a clear idea of what will happen & what could happen while we are under contract.

  • Approximate closing costs for sellers are $1,500. This includes items like: prorated taxes, grantors tax, termite inspection, deep preparation, etc. We will be as proactive as possible to be prepared for anything that may happen during the ratification period so that we close without any surprises. We will discuss a lot of those scenarios before they happen. Anticipate & initiate!
